The boring, important stuff

We’ve learned a lot about how this whole project is coming together; things are much more complicated than I had any idea about. And right now, we’re in the phase I will refer to as the boring, important stuff: plumbing, hvac, electrical, gas lines, etc. While the walls are open, many pipes and tubes and cables are being run. So while I wanted to add a new post, apologies in advance for how boring (but important!) the pictures are.

Maybe we’ll start with something a bit more obvious! The standing seam metal roof is going in! Love the contrast with the shingles.

HVAC is just about done inside, including the cooling and power lines to the upstairs unit that will live in the attic.

We’ve also used this opportunity to mark out where furniture will go. It feels a bit risky making these decisions now, but we need to determine where outlets for lamps will go in relation, so had to make some calls today.

This is the desk and built-in cabinet location within the office.

And here is the dining room table (blue) and kitchen island (green) which we ended up moving by about 6″ to give the kitchen a bit more space.

To determine where the Great Room TV will go, above the fireplace and soundbar speaker mantle, we used a high-tech solution: cardboard and painters tape. We needed the TV to be high enough to be visible over the couch from the kitchen area, but not /r/tvTooHigh material. Still very watchable from the couch, even if it won’t be the primary TV watching location.

We added in blocking in many places: this one shows the ceiling blocking that is installed in each of the girls rooms so that they can have a hanging swing chair. Spoiled!

And that’s all for today. Electrician is there now doing his initial rough-in, we’re continuing to modify the framing to fit, and things continue to progress.

Which is good news. Because the bad news is that we have to be out of our rental in 12 weeks, and the house definitely won’t be done yet. So we’ll need a short term solution. My current proposal: a tent in the yard. Not feeling a lot of support, so if you have read this far, and have a guest house, rental house, or couch you’d offer, let us know!
